Latitude 45

Latitude 45 in Wolfville, Nova Scotia is an innovative mix of residential typologies gathered under one roof. Of its sixty units, twenty-four are designated for hotel accommodation, twenty-four are efficient student living and the final twelve are more spacious rental accommodations for families. The student-oriented units are available in several floor plans to suit a variety of needs, with the two bedrooms units adaptable via movable casework in the rooms. This allows the user to customize the configuration of their unit to suit their particular requirements.

 

Wolfville proudly houses Acadia University, one of Canada’s oldest universities. Like most of Nova Scotia, the town faces a significant housing shortage for its student population, its tourism sector, and its residents in general. This new mixed-use residence seeks to alleviate this problem across all these demographics, while encouraging intermingling of previously largely isolated user groups. 

 

Ideally located right at the entrance to the town’s main street, this project is the gateway to Wolfville and all the excitement the town has to offer. The building’s raised podium offers a lively buffer from street-level shops and the pedestrian entrance to the waterfront trail that passes to the north of the building. 

 

This newest addition to the Wolfville streetscape seeks to extend benefits to more than just its residents. The accessible rooftop, open for use by the building residents as well as locals, offers beautiful views of the Minas Basin. In keeping with Nova Scotia’s progressive approach to accessible and barrier-free design, the commercial portion of the building will be fully accessible while all units are adaptable to barrier-free design should the need arise.
