216 Cobequid Road

The 216 Cobequid Development, now known as The Cornerstone, was designed and built as a new headquarters for the developer who commissioned it. Located on a tight site the project utilizes an innovate structural system to allow access to the underground parking level and the commercial surface parking. Through thorough by-law analysis we were able to achieve the most effective building footprint while maximizing the livable space of the residential levels. The first level provides spacious offices with large curtain wall units that allow for effective daylighting throughout the space. This level also includes a gym for residents, common area and internal garbage collection area.

The residential levels of The Cornerstone draw on the TEAL residential ethos; lines of movement connected by natural light and large, cheerful living spaces that are optimized for its occupants. All residential units either have full balconies or juliet balconies allowing for natural ventilation and large windows offer that wash the living rooms and bedrooms with natural light. Harsher suns rays from overhead are tempered by shadowboxes around the windows that also provide contrast and texture, creating a more interesting and varied facade.

The entire residential volume is clad in high density fibre cement panels resting atop a brick clad podium. The client desired a building that would be low maintenance and durable and high density fibre cement delivers that in spaces while also providing a refined aesthetic that elevates the building.
