Nestled along the scenic shores of Cocagne Harbour on Route 535, Cocagne Place is a thoughtfully designed three-storey residential community offering ocean-side living with a strong focus on comfort, efficiency, and connection to nature.

This 56-unit development features a hybrid structure of reinforced concrete and wood framing, complemented by a full underground parking level. As one of Cocagne’s first three-storey wood-frame multi-residential projects, Cocagne Place sets a new benchmark for contemporary coastal living in New Brunswick.

A key design priority was to maximize access to natural light and views. Each residence is framed by large windows and generous inset balconies designed to celebrate summer months and frame uninterrupted views of the harbour. The internal layouts prioritize an enhanced user experience—ensuring residents can enjoy daylight and exterior views from nearly any point within their home.

Amenity spaces are oriented towards the sea, with a large community room and expansive ocean-facing terrace encouraging connection, social engagement, and shared appreciation of the coastal landscape. Glass guardrails further preserve the panoramic views of the ocean and sky.

Within the uppermost living spaces, the ceiling heights become more dramatic, subtly sloping upwards to draw the eye towards ocean and sky. The outward expression of this gesture harmonizes with a boxed-out frame that surrounds the inset balconies, extending vertically from the ground floor to the upper-level ceiling line. Affectionately referred to as "popups", they express the connections between interior and exterior living spaces, heightening the rhythm of the ocean-facing composition.

At the heart of the building, a three-storey glass curtain wall floods the main entry and elevator lobbies with natural light, creating a welcoming, transparent arrival experience.
